Plan your load-bearing wall removal.

A clear brief helps turn an open-concept idea into a defined structural scope. Here’s what to prepare, what to discuss and how to compare estimates for your Toronto or GTA renovation.

Discuss your opening ↗

Prepare a useful quote request

Start with the room you want to create and the wall you want to open. Share the information below so we can identify what is ready to price and what still needs investigation.

  • Project address or city and preferred construction timing.
  • Photos of both sides of the wall, the ceiling above and the basement or floor below.
  • Approximate wall length and desired opening width.
  • Available architectural or structural drawings and any existing project approvals.
  • Whether the home is occupied and how equipment and materials can enter.
  • Your preferred ceiling appearance and the finishes you want included.

Photos and dimensions support an initial conversation. They do not establish whether a wall is load-bearing or determine the required beam.

Decide who is doing each part

Before comparing prices, ask each contractor to identify the same inclusions. A structural installation quote and a complete renovation quote can cover very different work.

  • Design and coordination: structural assessment, drawings, project approvals and inspection coordination.
  • Preparation: protection, access, opening finishes and checking concealed conditions.
  • Structural work: temporary support, wall removal, beam supply and installation, posts, connections and any specified support below.
  • Other trades: electrical, plumbing and HVAC relocations.
  • Completion: debris removal, drywall, trim, flooring, painting and final cleanup.

Ask for supply responsibilities, exclusions and the process for approving additional work in writing.

What can change the price?

The length of the wall is only one part of the estimate. Access for lifting, the selected beam arrangement, support below, service relocations and the amount of finishing all affect the scope. Concealed framing or damage may require a revised detail and an agreed change before work continues.

Share the area below the proposed opening as well as the room itself. Posts and bearing locations need to work with the structure beneath them.

Agree on the project stages

  1. Review: discuss the opening, available drawings, existing conditions and access.
  2. Define: confirm design information, responsibilities, materials and the written estimate.
  3. Prepare: coordinate protection, other trades and the planned temporary support.
  4. Install: complete the structural scope according to the project-specific details and sequence.
  5. Complete: coordinate required reviews and the handoff to finishing trades.

Timing is confirmed for the actual project. Material availability, concealed conditions, other trades and review stages can affect the schedule.

Questions to ask before booking

Can I get an estimate before I have drawings?

We can discuss the proposed scope and what information is missing. A firm structural installation price depends on sufficiently defined details and site conditions.

Should the beam be flush or below the ceiling?

Tell us the appearance you want early. The structure, available space and service routes affect which arrangement can be detailed. Explore our steel beam installation page for the related service.

Can I stay in the house during construction?

Discuss occupancy during the site review. Access, dust protection, service interruptions and the work area determine the arrangements for your project.

What happens if something unexpected is uncovered?

Agree on a change process before starting. The affected work should be reviewed, any revised details coordinated and the price or schedule change documented before that additional work proceeds.

Ready to discuss your opening?

Send your city, photos, approximate opening size and available drawings. We’ll review the structural installation scope and identify the next information needed.
